I believe that sign will be amended to address the masonry base and delineated cornice issue. In the interim, we will table the matter to the September meeting. What do we need to do regarding the additional variance for the sign not facing a street frontage? The ground/monument sign must also be brought up to City Sign Standards. It is required for a Ground sign to have a masonry base that is at least the same width and depth as the sign itself; this one is not. The sign also requires a delineated cornice. If they would like to have this sign without the cornice (I believe that the design matches the architecture/materials of the building well and looks clean and nicely finished), they would have to apply for another Variance, which will be supported by Staff IF they update the base to follow the guidelines set by the city Sign Standards mentioned above. Or, they can add a cornice and avoid this variance altogether. (If they don’t change the design of the ground sign, I do not think we can/should support those variances. Perhaps they need a negative recommendation/denial from us in order to show the main dealership/corporate. In general, if we support their request for additional signs, they should meet our size and general design requirements.) At this point, do you think they should table to the Sept. 26 meeting in order to be able to present all items at the same time? Compliance is required as a condition of the Franchise Agreement between the owner and Genesis North America. We will include these design deviations in the variance application.’ I looked at their (variance) application and it only states the location and number of signs, there is nothing there about the design of the monument. I am not sure if this would have to have a separate variance or not, but I wanted to make you aware of this. They are missing 3 key requirements (cornice, masonry base, and required size of base). They state that the proposed signs otherwise meet the provisions of the udo, which is not the case with the ground sign.
