Our current home sits on the same lot and which I have owned and lived at for 15 years. Current home will be demolished in replace of our new home. Variances Requested: Per the S2 District Development Standards 2.06. 1.Reduce the minimum aggregate side yard setback from 25’ to 20’. 2.Reduce the minimum front yard setback from 35’ to 34’ 11”. Removing the front building line of 50’. Statement of Support: After growing up in Carmel my entire life I was fortunate enough to be able to purchase my first home in Carmel 15 years ago. Since then, I have gotten married and started a family with two children currently ages 3 and 2. My dream was always to eventually rebuild at this location. The time has come where we my family has outgrown our home and we would like to build new. Our lot is currently limited by a 50’ building line from the front property line and a golf course to the rear. Home we would like to build is ranch which requires a larger footprint than a two story. I am requesting 5’ additional width and 15’ 1” additional room in the front to keep the house back from the golf course. This will help alleviate the home, our family and guests being potentially hit by an errant golf ball. This will also increase privacy and limit noise coming from golfers and maintenance workers. I have personally spoken with as well as mailed our site plan and elevations to all five of our adjacent neighbors. Every neighbor has given written approval of our plans. Attached are their approval signatures. One final note, my wife and I am under contract to purchase the home at 11025 Timber Lane just across the street and to the north. Closing on August 29th. My family will live here while the new home is under construction and will keeping a close watch on construction. We really appreciate your review. Thank you for your time and consideration. Home will be built with up-to-date materials to ensure home meets highest level of safety. New wiring and electrical systems, fire rated flooring and walls, smoke/carbon monoxide detectors, upgraded glass, etc. 2.The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: New home will increase the value of my property and will enhance the value of adjacent properties and make them more desirable. Better to have a brand new house next door than one that needs maintenance, repairs and is unkept. We are requesting to stay within the 10’ side setbacks and not affect the use of adjacent properties in any way. 3.The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: Practical difficulties are created because the lot is currently limited by a 50’ building line from the front property line and a golf course to the rear.
