If the revisions are minor enough and it still meets the PUD standards, then we can probably review it administratively. Can we set up a pre-submittal meeting to get you started on this process? Please send me some dates/times that you are available. I am out on vacation next week. These revisions are to provide for increased garage space for hobbies, add usable space above the garages, etc. Please see the attached renderings. We will offer (3) architectural styles (previously only one) so to cater to the variety of buyer prospect tastes, as well as improve anti-monotony in the streetscape. These three styles are consistent in material and color schemes across the entire Flora development. Please let us know if you need anything further to consider this for an administrative change. Thank you! 1 Shestak, Joe From:Jake Dietrich <jake.dietrich@onyxandeast.com> Sent:Thursday, April 3, 2025 10:43 AM To:Lopez, Alexia K; Shively, Matthew; Shestak, Joe Cc:Derek Newman Subject:Re: \[EXT\]RE: \[EXT\]RE: Flora Rooftop Deck Townhomes Docket 2022-00119 DP/ADLS Attachments:2025-04-01 FLORA ASTORIA UPDATE PACKET\[77\].pdf Good afternoon, Similarly to the changes we made to the townhomes noted below, we have also conceived some revisions to the single family home plans of which we request your approval. The addition of the elevator is a minor change and does not alter the overall aesthetic of the units. I will add this correspondence to the file. Thanks for reaching out! It's been a while and I hope 2025 is off to a great start for you so far! I'm reaching out regarding a proposed change we'd like to make at Flora. We have been receiving a lot of feedback from prospective buyers requesting elevator options... While the product isn't the same as what we did at Melange, we've found a way to make a personal lift option fit within the same footprint of the product - changing nothing with the approved exteriors or building footprints. However, on the rooftop deck units, we'd like to bring this elevator all the way to the 4th floor / rooftop deck. This would slightly change the look and shape of the stair tower on the roof of the building. I've attached a few 3d model views showing the change in shape and how it is not visible from the pedestrian level. It's a minor change, but, I wanted to send your way for review and (hopefully) administrative approval for us to proceed with this change? Please let me know your thoughts. Thanks, 1
