Attached (OM/SFA) to Old Meridian Mixed Use (OM/MU) for the purpose of
creating mixed use structures. This project is in conjunction with the proposed
Old Meridian Place development.
The site is located at 1127 West Main Street and is zoned OM/SFA.

The petitioner has met the public notice requirements of the state (10 days), but did not
meet the requirements of the Plan Commission Rules of procedure (25 days). To hear
this item, the Plan Commission will need to waive those rules.
The applicant seeks a rezone for 2.4 acres to allow flexibility in the design of their
pending Old Meridian Place mixed use project (Docket No. 05110020 DP/ADLS: Old
Meridian Place, heard at the December 20,2005, Plan Commission Meeting). Please see
the informational packet prepared by the applicant for an overview of this rezone.
The petitioner is still finalizing the design of Old Meridian Place and the outcome of this
rezone petition will determine the function and design of a portion of their proposed
development. At the February 21 st meeting, the petitioner introduced a 3 acre rezone
(also from OM/SFA to OM/MU) in this area. Since that time, the petitioner has acquired
an additional 2.4 acres of adjacent properties.
At this meeting the petitioner should give a brief outline oftheir project timeline -
specifically how the timing of these rezones affects their finalization of their DP/ADLS
submittal.
Given the petitioners ongoing work with these parcels and with the surrounding
neighbors staff feels that there has been ample information provided regarding the
proposed use and function ofthis targeted rezone area. Rezoning these parcels will allow
the petitioner to meet the intent and built character that is encouraged by the Old
Meridian District Master Plan.
If there are no substantial issues in regards to this rezone, staff requests that the
Plan Commission consider waiving their rules of procedure and forward this rezone
request to the City Council with a positive recommendation.
