Ref#3 – Per the email from Joe Shestak, a site plan with aerial in the background was provided. We put
one together as well, so if I am mistaken, let me know and we can provide this.
Ref#4 – Please see sheet A.200 for added building height noted from the ground level up to the point
that is halfway up between the ridge and eaves as requested.
Ref#5 – Please see sheet A.200 for exterior colors/materials palette as requested.
Ref#6 – We are not showing the trash enclosure. Please provide the location and we can show on our
plan if required. All details of the design will be referred to the architectural plans for the details. Please
see sheet A.010 for existing garbage enclosure.
Ref.#7: Shifting the pavilion Southeast to preserve as many existing trees as possible was taken into
consideration. As a Landscape Architect who has practiced close to 3 decades, best practices always
include protecting and keeping as many existing trees as possible. However, with that stated, except for
a few walnut trees most of the existing trees in this location are less desirable, invasive species like
mulberry, poplar, or cottonwood trees or are dead or dying ash trees. We also like the pavilion’s
location being further back from the entry road. This location also allows the creation of a larger
“green” that is more appropriately scaled for the size and use of the pavilion.
Attached are images of existing trees to illustrate their condition. If appropriate, we would be happy to
meet on site with the Urban Forester or whomever else the City would like to attend to review the
species and condition of existing trees in this area.
Ref#8 – All areas have been confirmed and are shown on the Site Plan.
Ref.#9: The pathway has been realigned to avoid the existing trees in this area.
Ref.#10: The Freeman Maples have been switched with Chinkapin Oaks.
Ref.#11: 2.5” Caliper has been added to the Swamp White Oak trees
Ref.#12: The tree planting detail has been removed and the standard, City of Carmel Tree, Shrub, and
Tree Preservation Details have been added on a second sheet.
Ref.#13: The 25’ Bufferyards have been added. Note that there is 850 LF along this portion of the site
which is heavily wooded. Based on the Bufferyard C design of UDO 5.19.F, 51 total shade and/or
evergreen trees, 9 ornamental trees, and 85 shrubs are required per the code. Currently there are 56
trees varying size from 8” to 32” and species including pine, walnut, and poplar trees. Please note there
are many more trees between the bufferyard and outdoor venue. See attached Site Photos to get a
flavor of what exists in the bufferyard. Again, we would be pleased to meet with you or whomever the
City of Carmel wants to send on site to review the existing trees.
Due to the number of existing trees in this area, it will be difficult to add any more trees. Our
recommendation is to add deciduous shrubs in the areas that most void of existing plant
material. Please review the attached Planting Plan and let us know if this is sufficient.
