Jim, To address the Permit Plan Review Stops: 1. CONCRETE FOOTER MUST BE A MIN. OF 24 INCHES BY 24 INCHES AT 8 INCHES THICK PER IRC TABLE 403.2. We were unable to locate the reference table in the IRC or Indiana amendments, either here at our shop or at your office. Is this the correct reference? If so, could you fax the table to me at 575-9818? Our intension is to use earth formed piers, the base 30" below grade (at the frost line), -18" in diameter w/a 12" sonotube formed upper portion to protrude above grade (see attached drawing.) Are you stating that the soil bearing capacity requires a larger footprint? I am not sure I understand the 8" thick requirement. That seems a little thin. Unless you are stating that the base of the footer be 24" square and 8" thick, then the pier formed on top of that. Please clarify. 2. 2 X 8 # 2 SPF MAX SPAN IS 12 FEET 3 INCHES. IRe TABLE 502.3.1(2). We will adjust our construction plans to reflect a foundation fioor system that will have the joists fiush with an intermediate beam/girder that will shorten the length that the joists will have span (-1'.) USP TZ (triple zinc ACO compatible) or Simpson Strong Tie Z-Max joist hangers will be utilized to make the connections. 3. SHOW CONNECTION OF BAND JOIST TO HOUSE WITH BOLTS AND HANGERS FOR JOIST. We plan to utilize the existing deck ledger board that connects the deck to house presently. Upon removal of the existing decking surface, we will confirm the ledger attachment and bolt schedule, as well as the general condition of the ledger board as well as the rim joist of the house. If deterioration is noted, then we will replace the ledger board (complying with IRC provisions for attachment.) Common fioor joists will be attached to ledger board with USP TZ (triple zinc ACO compatible) or Simpson Strong Tie Z-Max joist hangers. Rim joists will be doubled and attached to ledger board with suitable USP TZ (triple zinc ACO compatible) or Simpson Strong Tie Z,Max joist hangers designed for doubled framing member. In addition, the doubled rim joist will act as a beam and will be supported with posts and piers in accordance with IRC Tables 502.3.1 (2) and 502.5(1). 4. PROTECTION FROM DECAY REQUIRED WHERE GIRDER IS WITHIN 12 INCHES OF GROUND AND WHERE FLOOR JOIST ARE WITHIN 12 INCHES OF GROUND. I have confirmed existing site conditions and have noted that the existing deck structure joist bottoms are at least 16" above grade. I will adjust our construction plans to reflect a foundation floor system that will have the joists flush with the beams/girders in order maintain the required 12" above grade requirement. USP TZ (triple zinc ACO compatible) or Simpson Strong Tie Z-Max joist hangers will be utilized to make the connections. 5. SHOW RIDGE BEAM SUPPORT AT HOUSE. We are planning on attaching the house end of the ridge beam to the hip rafter of the existing roof structure. We will confirm that the hip rafter is properly sized and has proper bearing on the top plate of the existing wall structure. We will amend or sister an additional hip rafter if necessary. In addition, a 4x4 post will be attached to the ridge beam and the load path will be continuous to the existing wall structure. A header is already present in the wall and we will confirm that it is properly sized to handle the additional load. We will replace the header if it proves to be inadequately sized. 6. A LANDING MUST BE PROVIDED AT THE TOP OF A STAIRWAY UNLESS THE DOOR SWINGS INTO THE SPACE. IRC 311.5.4. 04/12/2006 06040005. 344 Spring Ridge Ct. Page 2 of 3 I will discuss this issue with the homeowner and present to him two options: 1) Both screen doors will open into the . struclure; or 2) Landing will be constructed to comply with IRC provisions noted above.
