(V) Speidel Residence Variances.
The applicant seeks the following development standards variance approvals:
8. Docket No. PZ-2022-00129 V UDO Section 2.06 Minimum 25-ft side yard aggregate
required, 20-ft aggregate requested.
9. Docket No. PZ-2022-00130 V UDO Section 2.06 Minimum 35-ft front yard setback
required, 34’11” requested.
The site is located at 11010 Timber Ln. (Jordan Woods Subdivision Lot 109) and is zoned S2/Residence.

General Info & Analysis:
The Petitioner seeks approval demolish the existing house on the lot and construct a new home with attached
garage. BZA variances are requested for aggregate of side yard setbacks and for front yard building setback.

The Petitioner will meet the minimum required 10-ft side yard building setbacks. However, the Petitioner seeks
variance approval for the aggregate of side yards. The minimum total width allowed is 25-ft, and he is seeking
approval for a total of 20-ft. This is a variance of 5 feet.
The lot also has a platted 50-ft front yard setback. The Petitioner seeks variance approval to have a 34’11” front
yard setback. This is a variance of 15’1”.
The neighborhood homeowner’s association is aware of the project.
The Petitioner addressed all planning/zoning review comments. The Planning Dept. supports the variance
requests.

Recommendation:
The Dept. of Community Services (DOCS) recommends positive consideration of Docket Nos. PZ-2022-00129
and PZ-2022-00130 V, and with adoption of the Findings of Fact submitted by the Petitioner.
