DEPARTMENT REPORT
MONDAY, AUGUST 22, 2022
(V) Holdcraft Garage Size Variance.
The applicant seeks the following development standards variance approval:
16. Docket No. PZ-2022-00151 V UDO Section 5.02 The combined square footage of the
ground floor area of a private garage and/or accessory building shall not exceed 75% of the ground
floor area of the principal building, 108% requested.
The site is located at 534 Smokey Row Ct (Cool Creek North Subdivision Section 5 Lot 129) and is zoned
R1/Residence. Filed by John Holdcraft, owner.
General Info & Analysis:
The Petitioner seeks approval to erect 720 square foot detached garage. Please see the Petitioner’s info packet
for more detail on the variance request.
The UDO requires that the combined square footage of the ground floor area of a private garage and/or
accessory building shall not exceed 75% of the ground floor area of the principal building, and 108% is
requested.
The detached garage will have exterior colors and materials that will match and complement the existing house.
The proposed detached garage will be located approximately 10 to 15 feet from the side property line. This
complies with the zoning ordinance. However, it is also important to note that the Cool Creek North subdivision
has plat covenants/restrictions that state that buildings must have a 10 foot side yard building set back, and also
that if a building will be closer than 15 feet to the side property line that Building Committee review is required
(by the homeowners association). There is documentation in the BZA variance file that the HOA’s Building
Committee is in favor of the planned project.
The Petitioner addressed all planning/zoning review comments. The Planning Dept. supports the variance
request.
Findings of Fact:

Recommendation:
The Dept. of Community Services (DOCS) recommends positive consideration of Docket No. PZ-2022-00151
V, and with adoption of the Findings of Fact submitted by the Petitioner.
