The approval of this Special Exception will not negatively affect surrounding property values because: It will continue to be an owner-occupied home with a well-maintained interior and exterior, like the rest of the neighborhood. There will never be more than a couple of bedrooms rented out at a time. So far, we have only rented out one bedroom at a time. 2. This Special Exception will be compatible with existing land uses in the neighborhood because: The subject property will be used only for residential purposes. We will BOTH be at home when guests are here. If one of us is out of town, we remove the listing from Airbnb. We will continue Hoosier Hospitality for our guests with the only difference is now we are going to charge a fee for the room. This will be treated like a home with guests, not a vacation destination or party house. 3. Vehicular and pedestrian traffic in and around the premises will not be substantially affected by this Special Exception because: Our driveway can hold up to four cars and our side yard on the cul de sac has spaces for more. We do not expect to have more than two rooms rented out (or two car spaces need) at any one time. DECISION Yes No: The Board has reviewed the requirements of UDO, Section 5.72 as they relate to this Special Exception, and does not find that those criteria prevent the granting of the Special Exception. IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Special Exception Docket No. PZ-2a22 '011i4 j S - is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
