PZ-2022-00152 V, PZ-2022-00153 V - Thornberry Guest House Variances. Dear Mr. Thornberry: At the meeting held on Monday, August 22, 2022, the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) requests filed by you for the property located at 4213 W. 131st Street: APPROVED: Thornberry Guest House Variances - Development Standards Variance approvals for: • Docket No. PZ-2022-00152 V: The combined square footage of the ground floor area of a private garage and/or accessory building shall not exceed 75% of the ground floor area of the principal building, 153% granted, • Docket No. PZ-2022-00153 V: Maximum 18-ft tall accessory building height allowed, 22-ft granted. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is August 22, 2025. Please include a copy of this letter with any permit application.
