ALONG THE NORTH SIDE 103RD STREET NEAR THE SOUTHWEST CORNER OF THE PROPERTY AT THE
TIME OF THIS SURVEY.
(7) THE PROPOSED RIGHT OF WAY WIDTH OF ILLINOIS STREET ACCORDING TO THE CITY OF CARMEL
THOROUGHFARE PLAN MAP IS 120 FEET AND IS CONSIDERED TO BE A PARKWAY ARTERIAL.
(8) THERE IS A WETLAND AREA LOCATED ON THE SUBJECT PROPERTY AS SHOWN BY THE NATIONAL
WETLANDS INVENTORY MAP. THE WETLAND AREA IS A POND LOCATED NEAR THE SOUTHEAST CORNER
OF THE PROPERTY.

SURVEYOR'S REPORT
In accordance with Title 865, Article 1, Rule 12, of the Indiana Administrative Code, establishing minimum standards for the practice of land surveying in
Indiana, effective August 16, 1991, the following observations and opinions are submitted regarding the various uncertainties in the location of the lines and
corners established on this survey as a result of:
a) Availability and condition of reference monuments;
b) Clarity or ambiguity of the record description used and of adjoiners' descriptions and the relationship of the lines of the subject tract with adjoiners'
lines;
c) Occupation or possession lines;
d) The relative positional accuracy of the measurements;
This is a retracement survey of land described as Tract 1, Parcels I and II from Stewart Title Guaranty Company Commitment No. FN-30884—IN. The property
is titled to numerous owners with different percentages of interest as shown on the within survey. The within survey is based in part upon a previous survey
prepared by The Schneider Corporation, Project No. 3137.002, dated July 18, 2005.
The basis of bearings is the deed bearing (North 89 degrees 12 minutes 45 seconds East) between the Harrison monument found at the Northwest corner and
a Harrison monument found at the Northeast corner of the Northwest Quarter of Section 11, Township 17 North, Range 3 East. The bearing was taken from
the record description.
The location of the corners and the lines of the subject real estate is dependent upon the location of the North line of the Northwest Quarter of said Section
11, the South line of the North Half of said Section 11, the proposed right of way take document (Parcels 20 and 20A of U.S. 31), and the Road Dedication
(Misc. Rec. 126, pages 61-62).
The North line of the Northwest Quarter of said Section 11 was established from a Harrison monument found (6 inches below the surface) at the Northwest
corner and a Harrison monument found (at the surface) at the Northeast corner of said Northwest Quarter. Both of the found monuments agreed with the
Hamilton County Surveyor reference ties. The error of uncertainty of the location of the two found monuments is negligible. The South line of the North Half
of said Section 11 was established from a Harrison monument found (at the surface) at the Southwest corner of the Northwest Quarter and a railroad spike
found (at the surface) at the Southeast corner of the Northeast Quarter of said Section 11. Both of the found monuments agreed with the Hamilton County
Surveyor reference ties. The error of uncertainty of the location of the two found monuments is negligible.
The bearings and distances from the record descriptions of the subject property were held for the most part. The lead in call for Tract 1 — Parcel I along
the 22,773.31 foot radius curve along the U.S. 31 right of way had a deed length of 771.69 feet. This surveyor established the curve from the radial
bearings recited in the record description which resulted in a curve length of 772.08 feet. The curve length given in the record description for Tract 1 —
Parcel II is 770.45 feet. The curve length difference between the two record descriptions is due to the fact that the Tract 1 — Parcel II description does not

follow the same path as that of the Tract 1 — Parcel I and the radial In bearing is different b 12 seconds. The radial out bearing of both descriptions

do agree. The north lines of both Parcels I and II were established from holding the line back to the point of beginning instead of holding the deed bearing.
The measured bearing was 13 seconds different than the deed bearing.
The Road Dedication Misc. Rec. 126 pages 61-62 was established from holding the record dimensions except for the lead in curve length of 414.01 feet

along the center line of U.S. 31 (as was established in 1965) to the point of beginning. It is this surveyor's opinion that the intent of the description for the
north line of the road dedication to be 30 feet north of the south line which is called for as being 676.10 feet North of the South line of the Northwest
Quarter (which is also the South line of the North Half of said Section 11). Holding the lines based on this information causes the lead in curve length to the
point of beginning to be 413.01 feet.
The proposed right of way takes (Parcels 20 and 20A) along U.S. 31 were established based on a document provided by the Indiana Department of
Transportation (INDOT). No recorded document was found at the Hamilton County Recorder's Office. It appears based on the document provided by INDOT
that these parcels may be in the process of condemnation. U.S. 31 is currently under construction along the frontage of the subject property. The south
line of Parcel 20 was established along the north line of the Road Dedication (Misc. Rec. 126, pages 61-62). The angular relationship from the proposed
right of way documents was held.
There are no major discrepancies between the line common to Parcels I and II and no major discrepancies between the north line of the subject property and
the adjoiner to the north (CIHS Newco, LLC — Instrument No. 200100045961). There are also no major discrepancies between the right of way for Illinois
Street and 103rd Street as described in Instrument No. 9202819 and the western and southern boundaries of said Tract 1.
Two capped rebar were found along the west boundary of the subject property. The found capped rebars were 0.4 feet and 0.6 feet north of their respective
corner. Several monuments located at the Southwest corner of the site were not set as part of this survey. Several monuments were also not set along the
proposed U.S. 31 right of way because the property corners fell within the construction area.
There are no fences located along or near the boundary lines of the subject property. There are several light poles located near the north line of the subject
property that lie 0.7 to 1.2 feet south of said north line. At the southwest corner of the site the boundary falls within the pavement of the round —a —bout
between Illinois Street and 103rd Street. It appears that the curbs have been moved to the northeast. No new right of way documents were found in the
title commitment that would modify the boundary lines to agree with the location of the new curbs. All other occupation evidence is as shown on the within
survey.
This survey is classified as an urban survey. The acceptable relative positional accuracy for an urban survey is 0.07 feet + 50 ppm, as defined in 865 I.A.C.
1-12-7.
The within plat of survey was prepared based on information contained within Schedule B — Part II of Stewart Title Guaranty Company Commitment Number
FN-30884—IN, dated August 25, 2015 at 12:00 p.m. No other search was performed by this surveyor except for the adjoiners' deeds and section corner ties.
