HomeMy WebLinkAboutScope Of WorkScope Of Work For 848 Mountain Ash Ct Basement: -Remove all flooring due to pest odor and damage -Mitigate mold issues in drywall, ceiling, and behind wallpaper. -Remove all wallpaper for mold mitigation -Mitigate water intrusion damage in ceiling and walls -Mitigate pest infestation issue in crawl space and ceiling -Finish half wall at bottom of stairs and add doorway -Move light switch for room at the bottom of stairs on left -Add ceiling lights to existing light circuits in all finished spaces -Skim coat ceiling and sand flat (change from textured ceiling) -Add plumbing for new shop half bath. -Repair/Add plumbing for 1’st floor full bath. -Plumb water softener discharge hose into appropriate drain 1’st Floor: -Remove flooring on entire level due to water intrusion damage and pet odor damage. -Repair/replace subfloor by front door for water/pest damage. -Replace subfloor in several areas due to pet odor/damage -Replace drywall in several areas due to pet odor/damage. -Skim coat ceiling and sand flat (change from textured ceiling) -Add ceilings lights to existing light circuits on entire level. -Add ceiling lights and light switch in kid’s playroom (SW corner of house) -Rebuild “Window Wall” in kitchen with 2x6’s. -Replace vinyl windows with commercial glass -Add new commercial glass to follow roof peak -Install drywall on kitchen/sunroom ceiling on top of existing wood paneling. -Move kitchen location and add island -Remove wall between old kitchen and old sunroom, replace with W8x67 steel beam (sized by Vince Roberts, PE, SE) -Extend wall opening between dining room and kitchen, add LVL beam (3 1 3/4” x 9 1/4”) (sized by Vince Robert, PE, SE) -Move plumbing to accommodate new kitchen location -Add shower to existing half bath. -Add exhaust fan and vent to exterior -Remove bathroom window and replace with 12x36’’ window -Add wall in old office and covert to pantry. -Add recessed bump-out for kitchen refrigerator -Add 3 additional outlets to existing circuit -Replace existing flexible HVAC lines with wall stacks to bonus room -Add hallway where office closet was going to back stairs -Move drain location for master bathroom 08/31/22 -Add all new 200 amp electrical service in garage, and circuits for bathroom, kitchen, garage 220V, clothes dryers, and drink bar. Properly disconnect/terminate old circuits from old panel (Should be covered under Phase 1 Electric’s permit & Inspection) -Patch drywall in ceiling where old bulkheads were removed -Replace water damaged drywall in ceiling and walls -Replace water lines running to master bathroom with PEX -Relocate laundry room from first floor to second floor -Replace pest damaged drywall in main garage on north and south walls. Repair damage to exterior associated with pest entry. -Rebuild existing wall between kitchen and deck -Move door to deck further down wall -Replace all flooring 2’nd Floor: - Mitigate pest intrusion/damage issues -Add additional ceiling lights to entire floor using existing circuits. -Add ceilings lights in bedrooms and add light switches. -Replace existing bathroom exhaust fans and vent to exterior on north side roof face. -Relocate toilet in master bathroom and add plumbing to accommodate. -Remove flooring for entire level except bonus room due to pest odor/damage -Repair floor/drywall damage due to mold/water/pest odor damage. -Add electrical outlet behind master toilet -Remove toilet half wall and relocate electrical outlet to wall above vanity. -Move laundry room to bonus room -Add electrical for 2x clothes dryers and washing machine (Phase 1 electrical) -Add necessary drain, supply, and vent plumbing to accommodate washer and dryers. Shop Garage (NE corner of house): -Add electrical for hot water heater, air compressor, and vehicle lift (Phase 1 Electrical) -Add half bathroom in existing loft area -Run necessary plumbing to accommodate -Install lights and add light switch -Add 2x electrical outlets -Add interior window overlooking shop area -Add ceiling lights onto existing circuit in loft space 08/31/22
