HomeMy WebLinkAboutConcerns from Paula Quammen Carmel Board of Zoning and Appeals To the Appeals Board, A few things to think ab()ut regarding the fence application for the property located at 12413 SpringbrookeRun. * The Ackernian's live (jh~i"<.~otrieilot. The placement of their pool was impacted by the easements around their house. * The Estes were aware of the pool's location at least 3 weeks prior to the start of construction. The property line and pool were staked out in the Ackerman's back yard. There were a couple of friendly conversations between the Ackerman's and Estes about the pool and where it was going to be. At no time before construction was . anything mentioned from the Estes'abolit concerns for where the pool was placed and the property line. * The plans for the fence were submitted some time ago to the neighborhood ARB committee. To this date the fence has not been approved. * The fence violates the covenants and the by-laws of the neighborhood. * There is already a 12ft. tall tree line up and down the side of the yard next to the pool. See enclosed pictures. * The only view of the pool area the Estes have is from their living room window. Adding 2 or 3 additional trees to their existing tree line would completely block any view of the pool. This would seem to be more cost effective and neighbor friendly. * A fericealbilg' the: o'utsid~ 'Oftlie free line"Will create some maintenance issues. There is only about 3 to 4 feet betWeen the Ackerman's fence and the tree line with the property: line somewhere in between. Upkeep and grounds care around a new fence between the Ackerman's fence and the tree line will be extremely difficult. * This large fence will not be seen for the most part by the Estes, it will be blocked out by the 12ft tall tree line. The people who are really affected will be the neighbors in the neighborhood. They are aSking to be 6ft above the pool deck, which would make the fence approximately' 9ft tall in some areas. * The fence'does not ~urroUiid'ilie<;ya:r(rlikemost.' Oiithewest side (the pool side) it would connect to the house and run down to the back easement line, and on the east side itwill not connect to anything. (Basically just a large wall) * If this large of fence is necessary, why not put it on the inside of the tree line where it could easily be maintained and not stand out so much to the neighbors and neighborhood. .
