Section 9002. The plans have been updated per your comment letter dated January 18, 2005. Revisions
and/or comments are:
1. The Secondary Plat Docket Number 05010011 SP has been added to the plat.
2. The Surveyor's signature and date will be added to the plat at a later date, after all agency reviews,
approvals and final checking of the plat is done. Executed copies will be forwarded to your office
at that time.
3. The source of title and ownership are indicated on plat.
4. Dimensions and area of Abercom Green Common Area are now indicated on plat.

We have reviewed the construction plans submitted to the Hamilton County Surveyor's Office
on January 7, 2005 for this project and have the following comments:
1. The proposed project falls in the jurisdiction of the City of Cannel.
2. The proposed project DOES NOT fall in a Cannel Wellhead Protection Zone.
3. The proposed project falls in the Elliott Creek Regulated Drain Watershed.
4. This project will be a Hamilton County Regulated Drain Subdivision, subject to
approval of the Hamilton County Drainage Board. As per the prior agreement for the
Village ofWeat Clay, the underdrains will not be part oftbe regulated system.
5. Please submit the following procedural items to this office. petition for regula1ed
subdivision, 52.5 petition for reconstruction (for Lakeside Parle: Off-site), non-
enforcement request for subdivision, outlet permit (Elliott Creek Drain), engineer's
estimate, and all associated bonds for 120% of construction cost. The applications are
available on our website at 1ntP://www.co.hamilton.in.us. go to Departments.

6. No SSD laterals are shown for the homes as required by ordinance.

7. Due to existing dminage problems for the homes between Section 9002 and 9004,
which are being completely S1mO\IDded by VOWC, please extend a pipe east ftom
stmctme 684. This pipe should be extended to the property line with 8 manhole and
the deepest possible invert to allow for access to the storm system by the ofl:.rrite
property owners. Iftbe pipe needs to be uprrized to allow for the possible additional
flow, please do so.
8. The BCSO believes there are several private tiles in tbis section of the project. We
believe there is a 12" tile (may be the old main tile) that oomes down the western
property line of this section and was too deep to be picked up by the Lakeside Park
off-site. We also believe there is a tile under the southern roadside ditch of 136dJ
Street that may not have been addressed yet. This office is aware of a 6" tile in the
rear yard oftbe PO west oflhis section and tbiDk there may be a tile in the &ant yan:l
also. All these tiles will need to be given a positive outlet either into the lake or a
storm structure. Some field investigation digging may be required to find tbese tiles
and will be addressed at the pre-con meeting. All abandon private tiles will need to be
removed or crushed across the site to prevent future problems with sinlchole and
excess water.
9. We also think a private tile may exist from the north east comer of Ibis site and tw1
across to the proposed lake location. If this tile does exist and since there an: not
storn1 facilities in the area, something win need to be design to drain the ftont yard of
2019 West 136th Street. This area has experienced drainage problems in the past and
we cannot compound the problem by removing the existing tile without providing
another outlet. This note may involve another pipe 1'11DIling north from the structure
mentioned above in comment #7.
10. Please show how the Towne Pointe tenlpomy site outlet will need CODDectecl into the
new storm drainage system. that is doing away with the temporary open ditch installed
with Lakeside Park.
11. The proposed emergency flood routing bu elevations higher then the TaB on the
pond. Please revise the emergency flood routing for a better altanative.
12. Please Dote the additional comments may be warranted at a later date.
