WATER SERVICE
Water service will be provided by the City of Carmel W ater- Wastewater Utilities. Water
service is available within the existing Laura Vista Subdivision near the northern property
line of the subject site at the connection with Ll:mra Vista Drive. We believe that the
existing main is an 8" diameter. There is also a water main located along the right-of-
way of Keystone A venue.

SANITARY SEWER SYSTEM
Sanitary sewer servIce will be provided by the City of Carmel W ater- Wastewater
Utilities. Sanitary sewer service is available within the existing Laura Vista Subdivision
near the northern property line of the subject site at the connection with Laura Vista
Drive. The information for the manhole that the proposed gravity system will be
connecting to is as follows:
Top of Casting Elevation = 822.00
Invert Out Elevation (North) = 808.65 - 8" PVC
The topography of the subject site generally slopes from south to northwest towards the
existing pond. Based on the existing topography and the depth of the existing sewer, there
is plenty of fall to design a gravity sewer system.

STORM DRAINAGE SYSTEM
The existing site generally drains via sheet flow to the northwest into the existing pond
located on the property. The existing pond has plenty of capacity and freeboard to handle
the additional runoff generated from the developed site. There is a side road swale along
Keystone A venue with ditch inlets that can serve as an emergency overflow for the pond.
The proposed grading of the subdivision will match the existing grading very closely;
therefore, maintaining the existing drainage patterns of the subject site and the
surrounding properties. This will also help to preserve the natural woodlands on-site.
The proposed lots will be graded with a highpoint near the center sloping off to the front
and the back. Rear yard swales and drainage inlets will be provided to intercept the
runoff from the rear of the lots. Curb inlets will be installed to intercept the runoff from
the streets and the front of the lots. Subsurface storm sewers will be constructed to route
the runoff to the existing pond near the northwest comer of the subject site.
