Beauty Systems
Petitioner seeks Commitment Amendment approval to permit an additional sign. The site
is located at 1437 Keystone Way, northwest of the intersection of Keystone Avenue (US
431) and 116th Street. The site is zoned B-8.

Petitioner seeks ADLS approval for a sign. The site is located at 1437 Keystone Way,
northwest ofthe intersection of Keystone Avenue (US 431) and 116th Street. The site is
zoned B-8.

These two items were tabled at the June 19th meeting. The applicant has not submitted an
informational packet for distribution to the Plan Commission as instructed at the June 19th
meeting.
The Department recommends that this item be tabled. At its discretion the Plan
Commission may suspend its rules to proceed with further action. This is required due to
the failure of the applicant to provide information for distribution to the Commission
members prior to the meeting. This information was required to be submitted to the
Department by the applicant no later than July 6 for distribution to the Plan Commission
members.
The Department included a copy of the original commitment with the June 19th Department
Report (please refer to that information). The remainder of this report is consistent with last
month as no new information has been presented and an informational packet was not received.
The applicant is requesting a commitment amendment to allow a sign to be located on the east
fa9ade of the subject building. When originally approved, the applicant committed to forego
signage in the proposed location to permit another tenant space, without frontage on that side of
the building, a sign located on the existing extended wall of their space. The Department has
asked the applicant to provide a photo for review by the Plan Commission.
The Department is not in favor of this request. At this point the applicant is requesting to go

back on his word and have the commitment removed from the property. The commitment
allowed his primary tenant signage to face Keystone Avenue that it otherwise would not have
been allowed to do. However, if the applicant were to commit to the removal of the existing
tenant sign that would not be permitted under today's ordinance anyway, the Department would
support the request to allow a sign for the comer tenant on the east fa<<;:ade of the building.
If the Plan Commission has suspended its rules to proceed, the Department recommends
that this item be forwarded to the Special Studies Committee on August 7 for further
discussion.
