The site is located at 1484 Windpump Way(Sunrise on the Monon Subdivision Lot 27). It is zoned PUD/Planned

The applicant seeks the following development standards variance approval:

• This location is at the Rangeline Crossing shopping center,where a Fresh Market is being located
• Historically this location has had a monument sign
• ROW was purchased from the City,where previous sign was located and now a roundabout exists
• Only remaining location to insert our new sign is just to the north of previous sign location
• The grade slopes down from the building to the street
• We will need to build up ground in the landscape island,hence the additional height is being requested

• We have a lovely 50-year-old home,and our children have moved out
• I enjoy hosting and entertaining at my home.This would be a hobby.
• I received an approval from the Woodland Springs HOA and support from my adjacent neighbors
• Our guests would have their own entrance

• The HOA has approved their Airbnb use as long as the homeowners are present when the short-term rentals
guests stay,and that there are no more than four(4)guests per rental period.
• Per the UDO's direction, Staff cannot be supportive of this residential special exception request

• I will grant approval for one year,with the adoption of the Petitioner's Findings of Fact
Approved 1-0 with the Conditions the Petitioner/Homeowner is present when short term rental guests stay,and
that there are no more than four(4)guests per rental period.
