5. Docket No. 55-01 ADLS Amend: Shell Station - 3202 East 96th Street
Petitioner seeks ADLS Amendment approval for a sign package and modification of
building fa~ades. The site is located on the northeast comer of East 96th Street and North
Keystone Avenue. The site is zoned B-3/Business within the SR 431/Keystone Avenue
Overlay Zone.
Filed by Insight Engineering, Inc. for Equiva Services, LLC.
The applicant is requesting to renovate its site north and east of SR 431 and 96th Street. Please
refer to the copies of sign information supplied by the applicant with the information mailed with
your June 19 Plan Commission information packets.
The renovation of the site, which includes changing the number and location of signs on the
property, requires that the site meet the signage requirements due to the B-3 zoning. Under the
B-3 requirements the property is only permitted one 10-square-foot, five-foot-tall sign.
The Department has indicated to the applicant that we are looking for alternatives that are much
closer in conformance with the Ordinance. Ifnot in a B-3 zone the ordinance would permit a
ground sign at this location to be a maximum of 40 s.f. in area and 6 feet tall.
Ultimately, it will be the decision of the Board of Zoning Appeals as the number, size and
location of signs that will be permitted on the site.
The Department recommends that this petition, as proposed, be forwarded back to the full
Plan Commission with an unfavorable recommendation.
