Dear Ms. Leerkamp:
This letter is in response to your ADLS petition for the property located at 1118 East Main Street. I have reviewed
the ADLS application. The following comments need to be addressed and/or plans updated accordingly:
1. We need a legal description provided of the parent parcel.
2. The Ordinance calls for a 60' half right-of-way for East Main Street. This needs to be identified on the
plans.
3. Sidewalk will be required along the north side of Main Street (see comments from John Lester with the
Parks Department for walk detail).
4. The zoning for the property requires the following development standards be followed:
a. 20' Maximum Building Setback from the front property line.
b. 8,000 Square foot minimum building size.
c. Curbing of parking area.
This is not an exhaustive list of the development standards for the property. These are the standards
that have not been followed based on a review of the plans. In addition to the ADLS petition
applications will need to be filed for variances from these requirements if they are not to be followed.
The Board of Zoning Appeals is the body that has the ability to grant variances from the standards.
These issues can be addressed after the ADLS process with the Plan Commission or can be filed now.
5. Sign information needs to be submitted, if any.
6. Lighting information needs to be submitted, if any.
Twenty copies of the information contained in the ADLS application as well as a narrative of the project will need to
be submitted by noon on June 8 for distribution to the members of the Plan Commission. Please contact me at your
earliest convenience to schedule a time to meet and discuss the need for relief from the above mentioned
development standards and the procedure for filing of Variances.
