1. Inside of the right of way that purchased for the Intersectlon Improvement. remove the "ex. 16.5'
1/2 RIW" notes and associated line from the plat along 10eih street and Towne Road from the
plat. I have included a marked up copy of the area.
2. lalJel the right of way that was purchued for the intersection project as the existing R1W.
3. A leader arrow Is needed to Indicate the common area at the entrance.
4. Is the maintenance of the roadWay, maintenance and access easement oovered In the covenants
and restrictions? Please provide a copy of the covenants showing this or include the inform~ion
on the plat.
After all of the above comments have been corrected, and all of the Hamilton County Surveyor's Office
concems have been property addressed, the HCHD request seven sets of plans for final approval. If you

This letter is a follow up to our previous meetJngs regarding this project. Based on our conversation
Monday, It sounds as though you have already made most of the revisions. The following list of
comments is a comprehensive list that encompasses my previous comments, as well as, others that I don't
believe we discussed at our meeting but are based on my review of the project.

I. Please provide the signed forms to make the storm sewers regulated. Because the drainage will be
directed toward two separate drains, please provide two signed forms. At the south, this site drains to
tbe Fitch & Jessup Drain - Towne Lakes Arm. At the NE comer, this site Is part of the John Osborn
Drain watershed.
2. Provide two signed Non-enforceruent Penult fonJl8 (one for each watershed) with the appropriate fee.
3. Please forward an engineers estimate or copy of the contract for 100% of the construction costs for
stonn sewers (including SSD), erosion control, and monuments and markers.

This letter is in response to your revised plans under cover dated June 20th for Secondary Plat approval of Windsor
Grove. The following comments need to be addressed and plans updated accordingly:
1. Have you provided a Landscape Plan consistent with that approved under the primary plat to Scott
Brewer? I need a copy ofms approval of plans.
2. Signature Block for County Commissioners (page 4) should read 20_ not 19_ and the name of the
Auditor is Robin Mills. Also, on same page under Windsor Grove the year should be 2001 not 20001.
3. I need copy of approval letter from Hamilton County Highway Dept. Latest copy I have is of letter
dated May 31, 2001
4. I need copy of approval letter from Hamilton County Surveyor's Office. I have no letter on flle.
5. I need copy of approval letter from Soil and Water, John South (construction plan related issue).
Please submit a revised Secondary Plat with the above-mentioned changes. Once these changes have been made and
comments addressed, please produce a mylar copy for signature by this Department. Two paper copies of the plat
must be flled with the mylar prior to recording. I will return the signed mylar to you for signature by the County
Commissioners. Once recorded, our Department needs three paper copies and a mylar of the recorded plat. Our
approval of the secondary plat (signature) will be forthcoming upon revision of the plans according to the items
listed above.

Secondary Plat
1. An Application for Project Review needs to be completed and the appropriate review fees for
a Secondary Plat and Construct/on Plan paid, before any approvals will be granted from thhJ
office.
The Drainage and Utility Easement must be continuous from the interior streets to 10Slh Street.
The easement must also extend across the Common Areas.
The gate house located at the entrance will not be permitted within the right of way. If the house
Is to remaIn. It must be placed within an easement. A minimum of 10' of right of way Is required
behind each curb.
The non access easement must extend behind the corner cuts at the entrance.
A signature block Is needed for the Hamilton County Boan:l of Commissioners.
Show the right of way that was purchased 8S part of the 1061h Street and Towne Road project.
Include all Instrument numbers associated with the right of way.
Construction Plans
7. Please dimensions the street width of Elizabeth Court.
8. Please note that decorative signs, sprinkler systems, trees, landScaping mounds, light poles or
other such amenities are not permitted In the right of way.
Please include the 25 MPH deSign speed on the cover sheet.
The east bound travellsne of 106lh Street will need to be widened 3' across the entire parcel. A
three foot stone shoulder will need to be included along the widening and the accel/decellanes.

will need to be purchased by the developer for the Installation of the blister.
The asphalt path must connect to the curb depressions at the Intersection of 106'" Street and

RE: Windsor Grove, Secondary Plat Application
Dear Jim:
This letter is in response to your Secondary Plat filing for Windsor Grove. I have reviewed the Secondary Plat
application. The following comments need to be addressed and plans updated accordingly:
Secondary Plat:
1. Provide a Landscape Plan consistent with that approved under the primary plat
(Copy Scott Brewer and amend construction drawings)
2. Identify signage on construction plans consistent with that approved under the primary plat
(It would be helpful to have this identified on the landscape plan to review for conflicts)
3. Place access and maintenance easement over area on lots 7-10 to address maintenance of private drive.
The maintenance of this area should also be reflected in the covenants and restrictions.
4. Submit copy of the covenants and restrictions.
5. Add docket number 61-01 SP to the face of the plat.
6. Remove Commission Certificate from page 4.
7. Change the signature block to the county commissioners. This area is not within the corporate limits.
8. Common Area # 3 Needs to be labeled as a Var. D.E. (Variable Drainage Easement)
9. Extend the D.E. between Lots 21 & 22 so that thee is not a dead end of the easement.
Please submit a revised Secondary Plat with the above-mentioned changes. Once these changes have been made
and comments addressed, please produce a mylar copy for signature by this Department. Two paper copies of the
plat must be filed with the mylar prior to recording, and three paper copies and a mylar of the recorded plat must be
submitted following recording. Our approval of the secondary plat (signature) will be forthcoming upon revision of
the plans according to the items listed above.

preliminary review. The District has no comments relative to platting unless changes to
the sanitary sewers result. If the project involves any alterations to existing sanitary
sewers, the District must be contacted for a pre-construction meeting to coordinate
District inspection of the work. Building permits should NOT be issued without the
District's connection permit.
West Carmel Center - Block G
