1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
EVERY ASPECT/COMPONENT OF THE PROJECT IS MEANT TO BRING PEOPLE CLOSER TO NATURE. IN OUR
SOCIETY TODAY, IT IS ALWAYS GOOD TO PROVIDE AN AVENUE FOR PEOPLE TO SEEK CALM AND REFLECTION.
THIS IS DONE IN A WAY THAT PAYS SPECIAL ATTENTION TO SAFETY AND CLEANLINESS. THIS PAVILION ALLOWS
THE CHURCH TO CREATE A PLACE FOR THEIR STAFF TO SEEK RESPITE THROUGHOUT THE WORK DAY. IT
ALLOWS THE CONGREGATION A PLACE TO FELLOWSHIP WITH ONE ANOTHER. IT ALLOWS THE COMMUNITY TO
ENJOY SOME RECREATION IN THE FORM OF THE PLAYGROUND
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
COLLEGE PARK IS COMMITTED TO EXCELLENCE IN THE CARE OF THEIR BUILDINGS AND PROPERTIES. THE
OUTDOOR PAVILION FACILITY WILL NOT NEGATIVELY AFFECT THE COMMUNITY. THIS IS DUE TO THE USE OF
HIGH QUALITY NATURAL MATERIALS. IT IS ALSO DUE TO THE ABILITY OF THE BUILDING TO BE LOCKED
DOWN/CLOSED OFF, THUS ALLOWING FOR SAFETY. THIS PROJECT WILL ALSO ADVANCED AN UNUSED AREA OF
THE PROPERTY INTO A TRUE ASSET FOR MINISTRY. THE PAVILION WILL BE SURROUNDED BY TREES
PROVIDING A VISUAL BARRIER TO THE NEIGHBORING COMMUNITY. ALSO, THE EXPANSION OF THE EXISTING
DETENTION BASIN WILL LIMIT ANY ADVERSE EFFECT ON ADJACENT PROPERTIES.
3. The strict application of the terms of the Unified Development Ordinance to the property will result in practical
difficulties in the use of the property because:
FOLLOWING THE STRICT REQUIREMENTS OF THE ZONING ORDINANCE WOULD NOT ALLOW THE BUILDING TO
BE BUILT TO AN OPTIMUM HEIGHT FOR DESIRE ACTIVITIES TO OCCUR. IN ADDITION, STRICT ADHERENCE TO
THE ZONING ORDINANCE WOULD REDUCE THE AESTHETIC APPEAL OF THE STRUCTURE.
DECISION
It is therefore the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No.
?2-2029-'001.33 V is granted, subject to any conditions stated in the minutes of this Board, which are
incorporated herein by reference and made a part hereof.
