1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
The site meets setback requirements, will be totally enclosed and is adequately drained to
municipal storm drainage.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
Adjoining properties are screened and will not be impacted by any drainage.
3. The strict application of the terms of the Unified Development Ordinance to the property will result in practical
difficulties in the use of the property because:
Enclosing the entire business was requested by the Carmel City Council and
required by Ordinance Number 673-22.
DECISION
It is therefore the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No.
?Z-2.022-OO17(4 V is granted, subject to any conditions stated in the minutes of this Board, which are
incorporated herein byreference and made a part hereof.
