The applicant also seeks zoning waiver approval from Bridges PUD Section 12.4 in order to have a Restaurant with Drive Thru building be located further than 300-ft from Illinois St. The site is located near 11505 N. Spring Mill Rd. It is zoned PUD/The Bridges Planned Unit Development. Docket Nos. 14080015 DP/ADLS and 14090010 ZW, Shoppes at The Bridges are approved with the following conditions: 1. The landscape plan needs to be approved by the Urban i'orester. 2. The minimum area of the outdoor gathering space between buildings 1 and 2 shall be 6,700 sq. ft. 3. The outdoor dining areas for the tenants adjacent to the outdoor gathering space shall not be any larger than what is shown on the approved plans. 4. 5ignage will be removed from this petition and will be worked out with DOCS Staff administratively. 5. The 5ignage plan will be reevaluated for all multi -tenant buildings within the PUD so there are not conflicting requirements. This will also be worked out with DOCS Staff administratively. 6. A median will be added to the entrance off of Spring Mill Rd. so that left hand turns cannot be made into the site and cause potential traffic issues. This median length/location shall be approved by the City Engineer. 7. Signage will also be added notifying patrons that a left turn cannot be made in this area/entrance off Spring Mill Rd. 8. All sidewalks/crossings will be ADA accessible. 9. Stone will be incorporated on the west elevation and column elements of Building #3 and the Outlot Building. 10. An additional ADA compliant crosswalk wilI be added to the north entrance of this project, connecting to the McDonald's site on the east side of the road. In order to assist the Department's review, please attach a copy of this letter when making application for permits regarding the improvements contained within this approval.
