Open Space Area Description
There will not be any Open Space Priority Conservation Areas within this development.
All open spaces shown on this plat will be placed in areas, which have been used as farmland.
These areas will not require any special protection during construction, but will be graded,
seeded and landscaped with mounds, trees, shrubs, etc. upon completion of all other
improvements within each section. These open spaces will be designated as Common Areas 1-
9 for passive, as well as active recreational uses and shall be preserved by conservation
easements. A pedestrian trail will be constructed through the development linking the common
areas, providing access as shown on the plat. A gazebo will be construction in Common Area 9
for a focal point and gathering place for the residents of this development. All common areas
will be jointly owned by a Home Owner's Association and will be maintained by a professional
management company. Detail for maintenance and operation and a sample maintenance plan
and budget will follow in this report.

UTILITY. SUMMARY FOR HAYDEN RUN
Electric
Electric servige will be provided by Cinergy. The development will be scmred by existing
power service within the area of the subject site along 131 at Street.
Telephone
Telephone service will be provided by Ameritech. The development will be serviced by
existing telephone facilities along 131 st Street.
Water
Water service will be provided by. Indianapolis Water Company (!WC). A watermain
must be brought to the site from approximately 131 th Street and Town Road. The exact
route ~d size will be determined by !WC.
Sanitary Sewer
Sanitary sewer service will be provided by theClay Township Regional Waste District
(CTRWD). CTRWDhas proposed to constrUct a new lift station on school owned . .
. property on the South side of 126tb. Street and extend a gravity line northerly from the lift
station along Long Branch Drain. The sanitary route would fall within this project near
the East property line. This project can connect directly into that interceptor sewer.
Drainage
The pre-developed drainage follows basically a southeastwardly pattern across this site to
the Long Branch Drain and continues southerly through the Long Branch Drain. Post-
developed con~tions will follow that same path through a series of swales and pipes
directing storm water to retention ponds located along the East. side of the project. The.
ponds will discharge into Long Branch Drain at a controlled release rate, which will meet
()r ex~eed allcurrent requirements.
Gas ..
Natural gas service will be provided by Indiana Gas. A gas main must be extended to the
site from approximately 13lst and Towne Road. The exact route and size will be
determined by Indiana Gas.

SUMMARY
Construction Sequence Summary
This project will be built in three sections. Construction will begin at 131st Street in
Section 1 and develop southerly through Sections 2 and 3. Section 1 will have 22 lots.
numbered 1-22 (both inclusive). The entrance, ponds 1 and 2, common areas 1 and 2 will be
included as part 9f Section 1. Pond 3, common areas 3,'4 and 5 will be included as part of
. Section 2. Commons areas 6,7,8 and 9 will be included as part of Section 3. Earthwork may
extend beyond section boundaries to place lake excavation material in appropriate fill areas.
However; only the streets, utilities and other infrastructure will be built in the specific section at
the time each section develops, along with any off-site improvements that may be required for
that specific section.

BUDGET
Maintenance and Operation Plan
The maintenance of the common areas will be funded by the dues collected by the
Home Owners Association and managed by Revel and Underwood, LLC (R&U). The next few
pages will show a sample budget in place for another project managed by R&U. All of the items
listed as concerns under exhibit B of the open space conservation plan will be addressed by
R&U. These duties include obtaining a staff to perform the maintenance, obtaining the
necessary insurance, preparing a budget, and preparing a maintenance schedule.

About Our Company
Centex Corporation is a diversified company with operations in several lines of business, including
home building, investment real estate, financial services, construction products, contracting and
construction services. Publicly held since 1969, Centex is traded on the New York Stock Exchange
and the International Stock Exchange (London). Centex and its subsidiaries employ
approximately 10,000 people throughout the United States and Mexico.
1950's
Centex Corporation was founded in 1950 as Centex Construction Company, a residential and
commercial construction company. In the mid-1950's, the company began the development of
Elk Grove Village, Illinois, the nation's first "new city" concept or master-planned community. Elk
Grove Village, where underground utilities and telephone lines were utilized for the first time in
the nation's history, is now a mature
Chicago suburb.
1960's
By 1960, Centex had built more than
25,000 homes. During its second decade, the
company changed its name to Centex
Corporation and began to broaden the scope
of its operations. Centex ventured into the
cement manufacturing business in Texas and
Nevada. In addition, Centex acquired Dallas
based contractor, J.W. Bateson (now Centex
Construction Company), increasing the
company's commercial construction capabilities.

1970's
In 1969, Centex Corporation became publicly owned through an offering of 500,000 shares of
common stock. In the 1970's, operations continued to broaden. The acquisitions of a Chicago-
based home builder and Dallas-based Fox & Jacobs Homes promoted Centex to one of the largest
builders of single-family homes. Centex also acquired Frank J. Rooney, Inc. (Now Centex-
Rooney Construction Company) the largest general contractor in the state of Florida, which later
constructed much of Disney World; including Cinderella's Castle and the Grand Floridian Hotel.
1980's
By 1980, Centex had built more than 100,000 homes. During the 1980's, the company expanded
it's home building operations from 8 to 35 cities.
In 1985, Centex's mortgage banking operation,
Mortgage Company. CTX began establishing
mortgage-financing offices in each of Centex's
major markets. In addition, CTX initiated title,
insurance and escrow operations. Today, CTX
Mortgage Company is one of the largest
non-bank affiliated mortgage originators in
the nation.

FORTUNE's list of "America's Most Admired
Companies" is the definitive report card on corporate
reputations. The winners were chosen from the
1,000 largest U.S. companies (ranked by revenues).
FORTUNE sorted these companies by industry and then
selected the 10 largest in each industry to constitute 57
groups. To create the industry lists, Clark Martire &
Bartolomeo asked 10,000 company directors, executives,
and analysts to rank companies in their industry on the
eight attributes. The result is an industry-by-industry
