The applicant seeks to plat 51 lots on 29.079-acres. Docket No. 06030022 SW: sca Chapter 6.05.07 Orientation of Home - request to allow dwellings to face internal street The site is located south of 146th Street and west of Gray Road, and is zoned Rl Filed by Matthew Skelton of Bingham McHale, LLP, for Drees Homes. The applicant is requesting approval of a Primary Plat to allow the construction of single family detached homes. Please see the revised informational packet prepared by the applicant for an overview of this project. This proposal has a total of 50 residences (reduced from the previous 51). The property is zoned Rl, which has a maximum density of 2.9 units per acre. The primary access to the site is from 146th Street. Internal streets will connect to a stub from the Copperwood Subdivision (to the west), and stub into the undeveloped property to the east. The public hearing for this item was held at the March 21 sl Plan Commission meeting. Concerns indicated by the Plan Commission and the Subdivision Committee include site layout and buffering. Remonstrators voiced concerns regarding the proposed location of Stafford Lane, buffering, and the location of sewer lines. This item was discussed at the March 30th Committee Meeting. After receiving input at that meeting, the petitioner has revised to site to eliminate the double frontage lot issue. The new design relocates the entry to the east. At the May 4th Committee Meeting this item received a unanimous positive recommendation with the condition that outstanding issues be resolved prior to the Plan Commission Meeting. As per the request of the Environmental Planner and Engineering, the petitioner has swapped the location of the drainage easements and the landscaping easements. With this revision all outstanding comments have been addressed. The Department recommends that the Plan Commission approve the requests as forwarded by the Subdivision Committee. Additional Note: Written findings are required for action on the Primary Plat and waiver requests. The applicant shall present these to the Commission at the meeting prior to approval.
