8. Docket No. 06020015 ADLS: Evan Lurie Building - Parcel 21
The applicant seeks to create a 4 story mixed use building on .14 acres.
The site is located at 30 West Main St. and is zoned Bl within the Old Town Overlay

Commission.
The applicant seeks to construct a 4 story mixed use building, housing an art gallery on the ground floor
with condominiums on the upper floors. Given that this site is located in the B 1 district, it does not
require DP approval or a public hearing. Please refer to the packets enclosed for full details.
Staff has worked closely with the Carmel Redevelopment Commission (CRC) on this project. It was
heard at the February 15 Technical Advisory Committee meeting. This site, along with some adjacent
and nearby parcels have been master planned by the CRe. As these other parcels develop, they will
compliment this style and also offer similar mixed use function.
This item was introduced at the March 21st Plan Commission meeting. The Plan Commission requested
to see full details of all elevations, and to further discuss the building at the committee level. The Plan
Commission voted to allow the Special Studies Committee to fully approve this item. A variance for
height was granted by the Board of Zoning Appeals (BZA) at the March 27th meeting.
The Department recommends that the Special Studies Committee approve the request after
all comments and concerns have been addressed.
Note: The item only requires approval by committee.
