State explanation of why Variance is being requested:
A stub street from Mallard Ct . cul-de-sac does little to provide a
qualitative method of enhancing circulation to the undeveloped parcel
located to the south. Rather, the stub merely causes this project to
incur additional cost without providing any tangible benefit .
State reasons supporting Variance request:
Proposed development has two entrances and an internal loop which
facilitate internal circulation and provide for emergency access .
No assurance can be given that the undeveloped tract to south will
not be developed commercial , and future circulation from south has no
