BOX 515 INDIANAPOLIS, IN 46206-0515 PHONE: 317-637-4567 FAX: 317-221-0123 Design, Manufacture, Install & Service PZ-2022-00195 12430 Clark Street Introduction Japes LLC owner of the property at 12430 Clark Street and Be Well Family Care has built a new office building on a previously undeveloped parcel. The building sits on the East side of Clark St. The owners have contracted with Staley Signs, Inc. to furnish and install the “Be Well Family Care” sign and logo sign. The Be Well Family Care sign permit has already been issued. The logo sign requires a variance of developments standard. Statement of Variance Request UDO Section 5.39.H. allows only 1 sign per street frontage. We request a variance of development standards to allow for a second wall sign. The second wall sign consists of a 37” diameter logo mounted on the masonry column as illustrated on the supporting drawings. Statement of Support. The proposed logo is 37” diameter, with very tasteful graphic design. The logo element consists of a tree that represents the Functional Medicine approach to health hcare. This logo is as much of an artistic/symbolic element as it is a marketing element. The logo element was strategically placed on the building during the design process by the architect, George Small. The logo is in very close proximity to the primary sign; about 10’ separation. In conclusion:  We feel that the logo is tasteful in size and design.  It is more of a symbol/artistic element than it is a sign.  It is in such proximity to the primary sign, that is could be considered part of the same sign.  The area of the primary sign and the logo sign meet the allowable sign area for this building.  Planning staff is supportive of this variance. 12430Clark St. Notes:• Colors shown are representative only, and are notintended for purposes of exact matching.Project:This rendering is © Staley Signs, Inc., submitted for use in connection with the stated project. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The proposed sign/logo is of tasteful design, manufactured and installed using materials and techniques that meet and or exceed industry standards. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The proposed sign/logo is of tasteful design and complementary to the building’s architecture. The overall sign area meets the UDO’s allowable sign area standards. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: The building was designed with the intent of placing this small logo in the proposed location. The owner and the architect made strategic sign and building design decisions based on the logo being placed in this location. DECISION IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No. ___________________________ is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
