The applicant seeks the following development standards variance approval: 2. Docket No. PZ-2022-00195 V UDO Section 5.39.H 1 sign allowed, 2 requested. The site is located at 12430 Clark St. (Carmel Science &Technology Park Block 14 Lot 1A). It is zoned M3/ Manufacturing. Filed by Doug Staley Jr. of Staley Signs, Inc. on behalf of the owner, Japes LLC. General Info & Analysis: Be Well Family Care would like to apply for a variance to add a second sign to their building. They would like to include their logo on the vertical column element on the West Elevation (near where their other sign has already been approved). The logo sign will be 37 inches in diameter (or 7.6 sq ft in area). This site has one public street frontage, so only one sign is allowed. Two signs are proposed to face west towards Clark Street. The existing wall sign area is around 45 square feet. Please see the Petitioner’s info packet for more detail on the variance request. The Petitioner addressed all planning/zoning review comments. And, the Planning Dept. supports the variance request. Findings of Fact: Please refer to the Petitioner’s Findings of Facts included in their info packet. Recommendation: The Dept. of Community Services (DOCS) recommends positive consideration of Docket No. PZ-2022-00195 V, with adoption of the findings of fact submitted by the Petitioner.
