The applicant seeks the following development standards variance approval: 7. Docket No. PZ-2022-00200 V UDO Section 3.64.C.7 Metal not listed as an allowed roof material, Metal roof requested. The site is located at 220 1st Ave NE (D. Wilkinson Addition, Lot 27.) It is zoned R3/Residence and Old Town Overlay, Character Subarea. Filed by Matt Huffman of Old Town Design Group on behalf of Mindaugas Balcius, owner. General Info & Analysis: The Petitioner seeks approval to have a metal roof. The Old Town Overlay District requires roofs to be asphalt shingle, wood, or slate. Please see the Petitioner’s info packet for more detail on the variance request. The site went through Site Plan & Design Review (SDR) in 2019. An asphalt shingle roof was proposed and approved. The building permit elevations also show an asphalt shingle roof. Unfortunately, the builder assumed that a high-end standing metal roof was allowed and installed it without asking the city if it was an allowed roof material. The metal roof is of a black matte finish. The architecture of the home lends itself to having a metal roof. The sleek, modern design of the house facades will be complemented with a metal roof. The Petitioner addressed all planning/zoning review comments. The Planning Dept. supports the variance request. Findings of Fact: Please refer to the Petitioner’s Findings of Facts included in their BZA Info Packet. Recommendation: The Dept. of Community Services (DOCS) recommends positive consideration of Docket No. PZ-2022-00200 V, and with adoption of the Findings of Fact submitted by the Petitioner.
