HomeMy WebLinkAbout2022-09-12 Green Initiatives 12 September 2022 Re: Lakefront Court 2 735 West Carmel Drive, Carmel, IN SITE AND BUILDING DESIGN GREEN INITIATIVES At David Rausch Studio, we strive to implement sustainable design in all of our building projects. The Lakefront Court 2 project, though not aiming to meet USGBC LEED standards, does include a number of green design initiatives. The site and building exterior design incorporates the following: 1. Alternate Transportation  With direct access to Carmel’s pedestrian / bike asphalt pathway and bike parking on site, this project allows for less dependence on motor vehicles. 2. Building Orientation  The building has greater North and South exposure capturing the best opportunities for daylighting and vision windows. Fenestration on the west façade which is less desirable has been kept to a minimum. 3. Heat Island  The selected roof material, a light colored TPO, reduces the potential for the heat island effect from the roof surface.  Including shade trees in the landscape design is helping reduce the heat island effect from the parking lot. 4. Protect and Restore Habitat  Through development of this infill site, the landscaping design will help retore habitat and provide shade on a currently cleared site. 5. Light Pollution Reduction  The fixtures selected for exterior lighting all have tight cut offs that will not contribute to light pollution. 6. Optimize Energy Performance  The building shell has been designed to maximize energy efficiency with higher than required wall and roof insulation values.  Using Low E glass throughout allows better thermal performance at the building openings. 7. Daylighting and Views  Sunshades on the south and west facing windows provide added energy performance by blocking heat gain while allowing views and daylighting.  Each exam room has an unobstructed view to provide occupant connectivity to the natural outdoor environment. 12 September 2022 Green Initiatives Page 2 8. Material Content  The rain screen material, Nichiha Ribbed Architectural Panels, has a pre-consumer recycled content of 40%. 9. Building Life Cycle Impact Reduction - Regional Materials  The selected brick, Glen Gery Mink Grey Wirecut, is manufactured in Summerville, PA which is within 500 miles from our project site. 10. Thermal Comfort - Controllability of thermal systems • The HVAC system includes 6 separate zones to achieve a high level of thermal comfort for the occupants. Sincerely, Toni L.
