1, The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the
community because:
the variance of the roof material seeks to elevate the design and overall quality of the home. The high-end
standing seam metal roof provides longevity, durability, and is an attractive addition to the home.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially
adverse manner because:
the metal roof adds to the value of the property, the black matte color of the metal roof is similar in color
to black asphalt shingles and adds to the attractive architecture of the home_ The home was designed to
be compatible with the neighborhood in which it is located.
3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the
use of the property because:
it would not allow the Owners to obtain the longevity. durability, environmental impact and low-maintenance
properties that a metal roof offers while also providing increased energy efficiency in the home. Metal roofs
routinely last 2-4 times longer than shingled roofs while also providing profitability, protection and performance.
The upgrade to the black matte standing seam metal roof is compatible to other homes in the neighborhood.
Lastly, the Owners have a substantial investment in their home.
DECISION
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No.
�z_Z 0'2 2. Op aO0 V is granted, subject to any conditions stated in the minutes of this Board, which are
incorporated herein by reference and made a part hereof.
