Main St. Proposed Variance Comment Follow Up Flag:Follow up Flag Status:Completed Carmel Board of Zoning Appeals Members – Regarding the proposed variances to allow an insurance office to be built at 4991 E. Main St. which is currently zoned residential, the concerns are as follows:  Main Street has already seen an increase in traffic in this area in the last two-three years due to the expansion of the Carmel Dad’s Club indoor facility. The area was already congested due to traffic coming in/out of the other surrounding facilities, including the nearby churches, soccer fields, schools, and bus depot.  As the increase in traffic has occurred and will likely continue as people use Main Street as an alternative to th 146 St., the concern does increase for the safety of the firemen and women and EMT’s who service this area from the nearby station.  Near this location there are already established and available commercial areas as close as a ½ mile – 2 miles away. Establishing an office with a large parking lot in what is clearly the middle of residential and civic areas drastically changes the landscape of Main Street and the entrance to our neighborhoods.  Allowing an office with two large signs, a building closer to the road than is required that has with a large slab of pavement at the exit of two neighborhoods is egregious. There already exists positive balance between the currently designated commercial, residential and community space. Please do not approve variances for a commercial office of this type in an already congested. It is not an improvement justifying the variances requested and will likely negatively impact the surrounding areas and property values.
