Dear Planning Commission Members,
We are writing to you concerning the construction of a large detached building on the Frye property located at 12060
Durbin Dr., Carmel IN. As nearby neighbors, we are concerned about the immense size of this out building, which is out
of character in our neighborhood. To summarize our concerns:
While the Homeowner’s Association reviewed a request to build the garage and approved it, they later
determined (through legal counsel) that their approval process was invalid. Additionally, the HOA was
not aware that the proposed building would significantly exceed city ordinances on three points.
Several nearby homeowners were in opposition to the proposed large building.
The fact that the proposed building did not meet Carmel ordinances was not disclosed to homeowners
when the HOA reviewed the proposal
We understand the stated purpose of the garage is to store a boat and jet skis. The Frye’s have owned a
boat for many years, so it surprising that they now need storage in a large garage on their property.
Thirty feet by forty feet seems to be in excess of the need for a recreational boat used on an Indiana
lake.
A building height of 20 feet is also excessive and does not imply a residential garage.
The Fryes currently have an attached 4 car garage. This addition more than doubles their garage area.
The proposed building will be larger than the house on the lot, at 114% of the size of the house
Mr. Frye owns a construction business and we are concerned that the building will become accessory
storage for construction vehicles and equipment. While we take the Frye’s at their word that they do
not plan to use the building for this, we are concerned that a future homeowner would.
The large size of this out building is not in keeping with the character of our neighborhood, or our
heavily wooded street.
We are concerned this will negatively affect property values of nearby homes
