The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: We have a large 1.1-acre lot. The garage will be setback far away from our existing home and surrounding properties. Our HOA reviewed our plans and approved this project. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: Similar large 1.1-acre lots surround our property. There are dense woods behind our property owned Carmel Clay Parks (northwest end of West Park). Items being stored in the garage will be neatly stored inside the structure and not visible by adjacent properties. This garage structure will enhance the value and use of our property. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: The current allowable square footage (24'x30') of a detached accessory building per the UDO is not large enough to accommodate our vehicles, boat, and jet ski. I am proposing 30'x40' to help accommodate more storage room. The current allowable height (18') of an accessory building is not tall enough for my proposed attic with dormers. I am proposing 20'. The attic will be used as a storage space for my kids who are away at college. DECISION IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket Nos. PZ-2022-00226 V & PZ-2022-00228 V are granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
