The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The proposed garage structure will provide automobile/boat storage and family traditional activities 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: The proposed structure will provide room to support their growing family and add value to the house and the neighborhood. 3. The strict application of the terms of the Unified Development to the property will result in practical difficulties in the use of the property because: The Development Standards Section 5.02(BX3)states that square footage of the ground floor of a private garage and/or accessory building cannot exceed 75%of the ground floor area.The ground floor is 1,703sf.75%is 1,277sf.Current garage is 768sf,making the new structure only 509sf.This size is not practical to serve the needs of the of the family, adequate storage and leave room to move around inside garage.
