Thank you for taking the time to meet with me and discuss your plans for the commercial
development. I am a proponent of "marrying" commercial and residential into a
harmonious community.
As mentioned, J am building a house on Lot 112 of Emerald Crest, commonly known as
13245 CamtID CourL. My house will be immediately west ofyow' Lot 2. The stand of
mature trees is on my side of the property line.
The earth movers have begun mass grading and their initial cuts were immediately next
to the mature trees on top of half oftheu roots. Please do not remove too much earth and
damage the trees.
When you go through thc ADLS process, please address the following items regarding
the transitional yard, some of which we discussed;
. Six (6) ft. tall shadow box fence at the top ofthe slope of the 30 ft. greenbelt west of
Loll; 2 and 4.
. Plant trees in the same area.
. Concealed dumpsters with collection during the day.
. Concealed rooftop HV AC units.
. No wall pack lights shining toward the residential area.
. Shoe-box down lights with obscure lenses in the parking lots.
. No outside storage.

I have enclosed four (4) copies of the site line study and four (4) copies of the revised
ground sign drawings for your file. The ground signs will be made out of a masonry base and an
EIFS sign face with backlit letters. The sign that says "Hazel Dell Commons" will be located at
the entrance off of Hazel Dell Parkway and the sign for tenant identification will be located at
the 131 sl Street entrance.
To the extent that you have any questions or if I can be of any further assistance to you,

Dear Paul:
This letter is in response to the ADLS application you filed for the above referenced site. The following comments
need to be addressed and/or plans/applications updated accordingly:

Provide a site plan identifying the location of the proposed signs, rights-of-way, etc. Will they be
located in easements? Be more specific than "one sign at each entrance to Hazel Dell Comer
subdivision." Which sign is at which entrance?
The sign in the application illustrates "Hazel Dell Commens". Do you mean "Commons" or should it
not be "Comer". The other sign illustrates "Signage". It should be consistent with the other and
illustrate "Hazel Dell Comer". The Department will not support a request to have a single tenant
located on the sign.
Again, all signs (including these) will require BZA approval of developmental standards variances as
the Property is zoned B-3.
What material is the exterior of the sign and how are they illuminated?
The application is not complete at this time. Don't wait to bring in new documents when you submit
the informational booklet even if we have to get them in black and white. The intent is that we have all
the information in the file that you will be presenting to the commission at the time a docket number is
issued.
