Docket No. 80-01 ADLS - Hazel Dell Corner Center Identification Ground Signs Petitioner seeks Architectural Design, Lighting, Landscaping & Signage for center identification ground signs. The site is located at the northwest comer of Hazel Dell Parkway and 131 st Street. The site is zoned B-3/Business. Filed by Paul G. Reis of The Reis Law Firm for Plum Creek Partners, LLC. The applicant is proposing a multi-tenant single story building to be constructed on Lot 4 of the Hazel Dell Comer commercial subdivision. Please refer to the informational booklet provided by the applicant for an overview of the project. The Special Studies Committee has addressed the following issues: 1. Signage: a. There will be a common theme for the proposed building signage. b. The proposed ground signs will provide identification ofthe subdivision, "Hazel Dell Comer" only. 2. Lighting: a. The ground signs will be illuminated using up lighting similar to most residential subdivision signs. b. Side and rear shields will be used on the light fixtures on the west side of the site to reduce visibility of the light source from the residential area of the adjoining subdivision. 3. Building: a. Brick will replace a portion of the glass area at the front of the building (see revised elevations submitted with committee report). The Department recommends that the Plan Commission approve both 82-01 ADLS and 80- Ot ADLS as amended.
