Docket No. 80-01 ADLS - Hazel Dell Corner Center Identification Ground Signs Petitioner seeks Architectural Design, Lighting, Landscaping & Signage for center identification ground signs. The site is located at the northwest comer of Hazel Dell Parkway and 131st Street. The site is zoned B-3/Business. Filed by Paul G. Reis of The Reis Law Firm for Plum Creek Partners, LLC. The applicant is proposing a multi-tenant single story building to be constructed on Lot 4 ofthe Hazel Dell Comer commercial subdivision. Please refer to the informational booklet provided by the applicant for an overview of the project. The Department would like to see the following issues addressed by the Plan Commission: 1. Signage: a. The Department recommends a common theme (color, size, style, lighting, etc.) for the proposed building signage. The criteria offered by the applicant should be further addressed at the Special Studies Committee meeting. Staffwould prefer establishing a common theme as opposed to reviewing individual signs as tenants come m. b. The proposed ground signs will require variance approval for among other things displaying tenants. The Department is not in support ofthis type of sign and will only support the identification of the subdivision, "Hazel Dell Comer". We do not want the area to look overly commercialized and have suggested this to the applicant. The Department will support a request for a "subdivision style" sign at the proposed locations. The signs could identify the subdivision as Hazel Dell Commons if the applicant desires to change the name ofthe development. 2. Lighting: a. The Department would like to see the ground signs illuminated using up-lighting similar to most residential subdivision signs. b. The Department would like to see additional effort made to limit the potential for point source light to be viewed from the residential area to the west. The use of side and rear shields on the light fixtures should reduce visibility of the light source from the area ofthe adjoining subdivision.
