I am copying the others on this email, so that they can email me back, directly.
I was able to speak with Alex Jordan in the Carmel Engineering Dept. about their review comments for Docket no. PZ‐
2022‐00244 ADLS Amend ‐ Ritz Charles building addition. Basically, he needs to know how much land/area (square
footage) is being disturbed, and then he can take that to the City Engineer and discuss it further.
(All the TAC review comments are in ProjectDox, and Tara has access to these.)

the building addition and any other improvements that are included. Perhaps Corrie can help you with that?
Once they can see the building addition in the context of the site and site plan, they may have other questions.
Ultimately an updated site plan will need to be uploaded into the plan review portal.

Good afternoon ‐ I have good news! I just received an email from Alex in Engineering: I discussed this with John, and we
will not require civil plans or a stormwater permit. All we will require is a right‐of‐way permit and $5,000 license and
permit bond. The applicant can submit for this on the online application portal ‐ CityWorks.

Well... looking in ProjectDox, for Docket no. PZ‐2022‐00244 ADLS Amend ‐ Ritz Charles building addition, the case is
currently in an ‘Applicant Resubmit’ stage. That is when the applicant addresses review comments, responds to review

comments, and uploads revised documents. The sooner she (Tara) finalizes that, the sooner the project can be sent into
another review cycle for the TAC members to make sure all their review comments have been addressed satisfactorily.
Technically, that is the official timeline. (ProjectDox is our online electronic plan review software.)

footage) is being disturbed, and then he can take that to the City Engineer and discuss it further.

Hi, Tara –
I see that the Ritz Charles went through Plan Commission committee approvals back in 2019 with their renovation
project, under docket no. 19100009 ADLS Amend. So, this proposed building addition will also need a similar
review/approval.
Currently, as proposed, the building addition does not quite match up and/or complement the existing building. If you
are willing change the design/materials to make it better, we can probably have this project reviewed as an
administrative ADLS Amendment application (with no public meetings), rather than an ADLS Amendment application
that would need review/approval by the Plan Commission Commercial Committee. (For reference only, here is a PDF
weblink of the ADLS Amendment application, with instructions and checklist. And, here is a weblink to the Plan
Commission Committee calendar.)
Either way, part of this new review will be making sure that the landscape plan complies, as well as the signage,
sidewalks, lighting, etc.
The site is zoned MC/Meridian Corridor, and here is a weblink to the UDO (Unified Development Ordinance) so you can
view the development standards for the MC district (start on page 71 of 398). There is also hyperlinked text on that
same page that will take you to the Architectural standards and more.
To start the process, you will create and submit the ADLS Amendment application on the online application
portal. Then, a few days after that, you will get an email invite to the project, and you will upload your plans to
ProjectDox for review. ProjectDox is our online review software. (You will also need to submit your plans to all TAC
Members (but you will not need to attend a TAC meeting). And please note that not all TAC Members use ProjectDox,
yet, and their plan receipt preferences are listed on that TAC Members list, in addition to their contact info.)

that hopefully are simple to answer!
1. When you ask to provide correspondence with TAC members, I assume I just upload PDF’s of emails distributed?
Yes, please.
2. How can I pay the filing fee? Is there a place on ProjectDox or do I have to pay by check in person? You can mail
in a check to our office, pay in person, or call in your credit card info.
3. Should I provide a formal response letter addressing the review comments or do I just type each response under
the “Reviews” tab after uploading revised sheets? Please type and enter your responses to each comment under
the Reviews tab.
4. Should I be waiting for a final “review is complete” notice or can I upload revised sheets addressing comments at
any time? Yes, please wait until you receive an emailed task notice from ProjectDox/Avolve. since it is currently
in a review cycle, you are not able to type responses to comments or upload documents. (The reviewers have
until Jan. 5 or so to complete their review tasks.)

This letter is being provided to inform you that the property at: 12156 N. Meridian St., Carmel, IN 46032, a
property in which you are a tenant, is in violation of City of Carmel Unified Development Ordinance
Sections 5.39(C)(4),5.39(D)(3)
C. Exempted Signs:
4. Traffic Directional Signs not exceeding three (3) square feet in sign area for any one (1) sign; and not
higher than three (3) feet above ground level. Standard traffic directional signs, such as STOP and Yield
signs, shall comply with the “Manual for Uniform Traffic Control Devices” which can be found at
www.mutcd.fhwa.dot.gov.
D. Prohibited Signs:
3. Off Premise Signs. – The signs are beyond what is permitted by the UDO and do not satisfy the
condition above (5.39.C.4).
