I'm sure it was simply an oversight, but copies do need to be forwarded for my T AC review. In the meantime, I borrowed Jon Dobosiewicz's copy to make initial comments: 1. The Nature Conservation Zone, referenced specifically in the Declaration of Easements, Restrictions and Covenants of the Woods at Williams Creek (submitted May 29,2001) as "depicted on the plat", is not depicted on the secondary plat plan. This natural area preservation easement must be placed on the plat. 2. The location of tree protection fencing required in Exhibit "c" of the "Declaration", must be shown on the site development plan. The fence line shall be staked and the fencing must be installed before site development construction begins. 3. All site contractors need to receive copies of the tree protection plan, and communicate the plan to employees working on site to prevent any misunderstandings of the tree preservation covenants. 4. Since DOCS staffs initial meeting about landscaping and preservation issues with the developers in early March, there has been no submittal oflandscape plans for this subdivision. Section 5.6.7 of the City of Carmel and Clay Township Subdivision Control Ordinance requires a detailed landscaping plan be submitted. Included on this plan is all landscaping materials to be located in common areas, on landscape mounds, at entrances, surrounding subdivision signs, and street side trees. SE/4 Section 22- TI8N- R3E Hamilton County, Indiana Proposed Williams Creek Woods Subdivision Dear Mr. Barnes: In response to your letter dated 3-2-01, Panhandle Eastern Pipe Line Company has reviewed the preliminary site development plan for the referenced subdivision We would request the following changes: any proposed street right-of-way including the drainage and utility easement must be outside the pipeline easement parcel and the pipeline easement parcel should be correctly shown on the plan by removing drainage and utility easement as indicated over the 4 high pressure natural gas transmission pipelines. The 200, 300, & 400 pipelines are encased at Springmill Road. If Springmill Road is widened as shown on the drawing, pipeline alterations are very possible to accommodate this improvement, including the sidewalk. More detailed plans must be reviewed with our engineer to determine if pipeline alterations are needed. At one time the 200 line (yellow top line marker) had a farm tap located near Springmill Road.
