The project will include 10.25 acres becoming 4 residential lots as well as the construction of a private street. The site work will also involve demolition of the existing home and amenities. The design for Pine Creek is to create a single family housing area while at the same time minimizing the areas disturbed on the site. Only trees that are directly in the way of proposed activities will be removed. There will be some grading in the center of the site as well as along the new private street. There will also be swales to direct stormwater runoff to the creek. The Tree Preservation Plan for Pine Creek Subdivision shows the areas of existing tree canopy cover to be preserved. These areas were delineated using aerial photography maps and field verification. See attached with this report site photographs from the property. The majority of the existing trees located on the property for the Pine Creek Subdivision are classified as mature woodlands. As defined by the Carmel Clay Zoning Ordinance, there are three classifications for woodlands — mature, young and scrub. The majority of the site acreage is covered by trees 16" and greater in diameter. The perimeter of the site is lined with very healthy and quite dense young trees. These trees provide an excellent buffer to the surrounding properties. There are also various patches of scrub trees found throughout the site. The Project will not require the modification of Clay Creek to allow for the building pads of any lots.
