Docket No. 05050003 Z: Fortune Rezone The applicant seeks to rezone 43.6 acres from SI to PUD for the purpose of developing a site with single family homes, townhomes, and limited commercial uses. The site is located at 2555 W 131 st Street and is zoned S 1. Filed by Charlie Frankenberger. The applicant is requesting approval of a Planned Unit Development to allow the construction of single family detached homes and townhomes, and potentially a civic or limited commercial use. The primary plat for this site has been submitted and is scheduled for T AC review at the June 22nd meeting. The primary plat is indicating 123 total units for the site. Please refer to the informational booklet for a complete review of the rezone proposal. The plan divides the real estate into areas "A", "B", and "C". "A" will be developed either for limited commercial, or a potential civic use. "B" is a mix oftownhomes and detached single- family units. "C" is detached single-family units only. This site is located between two sections ofthe Village of West Clay PUD. Given such, it will provide the continuation of circulation and access through the Village of West Clay PUD. Neither section of the adjacent Village of West Clay properties has been developed. As per the proposed PUD ordinance, the applicant would return to the Plan Commission for DP approval of Subarea "A", and would return to the Plan Commission Committee for ADLS approval for all townhome structures. The Department recommends that this item be forwarded to the Special Studies Committee on July 5th for further discussion. PCR-2005-0621
