Dear Mr. Barbato:
As you requested, I visited lot 16 in the Shelbourne Estates development on February 20, 2006 to
make observations of the wood framing. The building inspector raised several framing
questions and you asked me to address the questions. Each question with my opinion is
furnished below:
1. Point Loads on the First Floor - There were five locations on the first floor where studs
supporting headers landed on ilie floor framing. The inspector maIked iliese locations
wiili paint and asked iliat iliese point loads be supported wiili additional framing. Each
of the point loads can be supported by one of 1he following:
,. a. Point loads in ilie middle of ilie joist spans need to have doubled joist Installed
under iliem.
b. Point loads over headers need to have blocking installed under the point load to
transfer ilie loads to ilie headers.
c. In ilie case of the column between the great room and nook, a doubled joist is
already installed.. These joists are adequate.
2. Roof Loads on Second Floor Bearing Walls - Where roof props are installed, there needs
to be doubled studs under ilie props. These studs should be installed in 1he second and
first floor walls. If there are walls in ilie basement, the studs should be continuous to the
basement slab. Blocking should be installed between the floors.
3. Garage Opening Framing - The joist on the house side of an opening framed in the
garage ceiling was damaged. Because of 1he small load on the joist, ilie only action
required is to install joist hanger on this joist.

RE: 05050236, 16 She1bourne Estates.
Mr. Barbato,
We have received a document from Silver Creek Engineering in regard to the above
property. A team inspection was conducted today using the opinion of the design professional as
it relates to applied loads and the load path. We are unable to concur with the opinion of the
design professional who submitted the letter. We believe there is far too much loading on the
framing members to support the load imposed. We have requested a design professional review
and correction in similar situations in the past and have never encountered a correction that did
not include support to the foundation or to a column pad.
There are several code violations, some of which were noted on a previous inspection
that have not bcen corrected. A full and complete inspection listing the items in need of
correction was not made and will not be made. The City of Carmel does not do "punch lists" for
items that need to be done, this is the responsibility of the builder of record.
We request that your design professional provide detailed calculations for all imposed
live and dead loads, load paths, and stress to bearing members. A point by point list must be
made for each item identified on the site. Until we receive the required information we are
unable to conduct any inspections of this property.
Once the house has been inspected and corrections made by your trades to address all
code sections and, a detailed list is made by a design professional with a sealed letter we will
conduct the standard rough in inspection.
