Corporation decided to no longer pmsue the amendment to the text ofPUD Ordinance Z..362-0 1 to
pennit the constnlCtion of enclosed parking plazas. Duke asked that I relay this to you as soon as
possible so that Plan Commission members do not unnecessarily expend time reviewing the
submitted materials.
Please consider Docket NO.1 06-01..QA voluntarily dismissed and remove it from the agenda.

CTRWD Comments Re: September 19 T AC Agenda

Hello everyone:
Following are CTRWD comments on the agenda items effecting our sanitary sewers or service area for the September
19 TAC meeting. Please feel free to copy and distribute this email or attach it to your meeting minutes.
Village of West Clay, Section 6501-8 (Secondary Plat)
The District has received the plat and has no comments at this time since construction plans would still need to be
reviewed by the District's consulting engineers. Once that review is complete, the plans will be ready to be submitted by
the District to IDEM for State approval.
CH Land ADLS (Development Plan)
The District has reviewed the plans for this project and notes that the developer is proposing a 6" lateral sewer tie-in
directly to an existing manhole. District specifications will need to be followed for such a connection and building permits
should NOT be issued unless the District has issued its connection permit.
College Hills PUD Text Amendment
The District has no comments relative to the text of the proposed PUD ordinance. We have previously provided
comments on a number of construction related issues including sewer capacity in the area, capping of individual private
wells, and proper abandonment of individual private septic systems which will be effected by this project.
Hilton Garden Inn (Revised Development Plan)
It is unclear if this property will require sewer service from the District or not. From the location description (southeast
comer of Meridian and West Main Street) it is more likely within the service area for Carmel Utilities. However, please
have the applicant provide plans for the District to review so that we can make a definitive determination.

As you know, the real estate was zoned to a commercial PUD to pennit redevelopment for
office use. The sole purpose of the text amendment is to permit, but not require~ enclosed parking
plazas. In other words, rights are added. but existing rights are not lost or prejudiced. Further,
although Dot required by the Zoning Ordinance, each of the owners will receive notice, by certified
mail, prior to the public hearing before the Plan Commission. Finally, Duke Realty Corporation
intends to close upon and own the real estate in November, 2001, before the text amendment leaves
the Plan Commission, and long before the text amendment is approved. Absent this acquisition.
consents will be delivered. or the petition will be withdrawn. Please let me know if this does not
address your concerns regarding consents. Thanks.
