HomeMy WebLinkAboutHERMAN Scope of WorkElizabeth Herman 3973 Bear Creek Way Carmel, IN 46074 Project Specifications DESCRIPTION OF WORK BASEMENT EGRESS ***Excavation and backfill by others*** WALL CUT PREPARATION - layout interior wall for mosaic tile cutting and door installation - install floor protection in 5' x 8' area of work - install dust protection isolation wall to seal off area from rest of basement - remove casing and window sill - diamond-cut existing wall tile below window; remove tile and drywall in this section - cut drywall as needed beside door to access wall pocket electrical reroutes - on exterior, remove stone sill - remove (1) window and jamb extensions - remove insulation and framing under window as needed - pull back/reroute (1) wire connecting receptacles (see electrical) - layout wall cut on exterior for concrete cutting company DOOR INSTALLATION AND FINISHING - install / rework framing as needed for new door opening - install 2X treated framing and secure with "Tapcon" concrete anchors to top and side concrete walls for door installation - allow concrete to fully dry and clean concrete underneath door and install clear silicone to bond threshold to concrete and install door and pull jamb flush with exterior brick siding - install jamb extensions on the interior to proper jamb depth to drywall surface (aprox. 8" depth) - install insulation as needed around door - repair drywall around as needed - repair (5) other small areas in basement where drywall "plugs" exist - prime repaired drywall areas as needed for tile installation - paint other misc. repaired areas with customer supplied matching wall and ceiling paint - install new casing around new door - caulk trim and fill nail holes - install brick mould or exterior trim moulding as needed - caulk exterior as needed with paintable 35-year caulk - paint interior of door, casing and sidelite, Paint Color TBD (CUSTOMER to supply matching paint) - paint exterior of door, sidelite, and trim (CUSTOMER To supply matching exterior paint) - install new dead bolt and hand set - remove dust protection and floor protection - clean-up debris and work area NOTE: The bottom of concrete basement wall cut will show exposed aggregate type finish from saw cut flush with slab. 1 Elizabeth Herman 3973 Bear Creek Way Carmel, IN 46074 Project Specifications DESCRIPTION OF WORK BASEMENT WALL CUT NOTE: Others are responsible to excavate the space, install retention walls, and pour stoop/pad at new door. ***SAVE brick for "tooth-in" repair*** - cut out concrete at same width of window opening down to existing basement floor - the area above the window will NOT be cut - cut bottom of wall flush with existing concrete floor - cut up concrete wall slug as needed for removal - load and haul away concrete debris NOTE: Concrete foundation wall cut will show saw blade cutting marks. MASONRY - remove and clean salvaged brick as needed for "tooth-in" repair - complete "tooth-in" repair NOTE: new brick mortar color may not match existing due to aging and soiling of existing mortar EXTERIOR DOOR (full glass) - overall rough opening: 53-3/4"W x 86"T Therma Tru Fiberglass Smooth Star Single Door with Sidelite Door Size: 36" x 84" Sidelite Size: 14" x 84" Glass: Low E, Full Lite Handing: Right hand; hinged on the Sidelite Grilles: none Bore: Double Bore with standard spacing Hinges: Black Nickel Strike Plates: Black Nickel Sill: aluminum mill finish Weatherstrip: Bronze Frame: primed wood, 4-9/16" jamb (jamb extension to be added in the field) Brickmould: Applied DOOR HARDWARE ALLOWANCE - customer to select handle and deadbolt from this Allowance 2 Elizabeth Herman 3973 Bear Creek Way Carmel, IN 46074 Project Specifications DESCRIPTION OF WORK ELECTRICAL ALLOWANCE NOTE: Electrical code requires that we install an exterior light and switch at this new door. This is complicated to do since the interior side of the wall is covered in tile. Further Field Evaluation is required. - drill 3/4" to 7/8" hole thru brick (centered over new door or to the side where the wall switch is located for exterior light) - set single switch box for exterior light opposite hinge side of new door - install single pole light switch for exterior light and utilize existing outlet 120V wire for power - install Customer-Supplied exterior fixture - re-wire connecting wire between interior outlets EXTERIOR LIGHT FIXTURE - customer to supply light fixture for over door MATERIALS - 2x wall framing, drywall and finishing, casing, 1x jamb material, paint, caulk, exterior caulk, silicone, fasteners, insulation, misc. painting materials, dust protection isolation materials, floor protection materials, door stop, tapcons, etc. WALL TILE REPAIR ALLOWANCE - this amount is an Allowance; scope must be re-evaluated after tile is removed and drywall is cut back, repaired from framing, electrical work. ***customer to provide matching mosaic wall tile and grout*** TILE FLOORING - pull back and cut carpet and pad as needed to install 5' x 3' tile at new door - install appx 15 SF of floor tile; customer to select tile - apply grout - install schleuter (metal) edge trim on (3) sides to trim against carpet - restretch carpet as needed (see below) FLOOR TILE ALLOWANCE - this allowance includes tile, grout, metal edging, tax & jobsite delivery - customer to select floor tile, grout and color of metal for this installation RE-STRETCH CARPET HAUL AWAY TRASH & DEBRIS 3 SUPERVISION, OVERHEAD AND PROFIT at 7%
