(V) LeBlanc Residence,Driveway Material Variance.
The applicant seeks the following development standards variance approval:
1. Docket No. PZ-2022-00234 V UDO Section 5.28(E) Concrete/asphalt/pavers hard surface
required for parking area/driveway,Gravel material requested.
The site is located at 2049 St. Andrews Circle(Crooked Stick Estates Subdivision, Lot 28). It is zoned S1/Residence.
Filed by Steve Stein of Blue Door Builders,on behalf of Ronald& Melissa LeBlanc, owners.
Petitioner: Steve Stein
• We are proposing a more aesthetically pleasing driveway that fits with the overall look of the home and
neighborhood. We are trying to avoid an all-concrete driveway.
• The front of this home features a traditional motor court.
• We didn't make all of our materials selection known during the construction permitting process and here we are
now asking for the approval of these driveway materials.

• The Petitioner is requesting a variance from our UDO standards with requires a hard material such as concrete or
asphalt for a parking area. They want to use decorative stone and pavers instead.
• Carmel Engineering is fine with their request, and they received HOA approval of this driveway
• Staff recommends positive consideration of this variance request

• Can the base underneath the stone support the weight of a fire truck or any emergency vehicles?Angie Conn:
Engineering review had no concerns with this. Steve Stein: The base layer is compacted and is harder than
concrete, so the underneath base layer won't fall apart.
