Analysis:
The modification of
commitments relate to
signage. The major change is
to allow wall & projecting
Findings of Fact:
1.) The approval of this variance will not be injurious to the public health, safety, morals,
and general welfare of the community because: the signage area required per tenant will
remain the same, but will now allow wall signs, in addition to the projecting signs.
2.) The use and value of the area adjacent to the property included in the variance will not be
affected in a substantially adverse manner because: the signage area required per tenant will
remain the same, but will now allow wall signs, in addition to the projecting signs.
3.) The strict application of the terms of the Zoning Ordinance to the property will result in
practical difficulties in the use of the property because: the landlord will be limited on the
type oftenant that will want to locate in his building, possibly negatively affecting his site's
success.
Recommendation:
The Dept. of Community Services recommends positive consideration of Docket No. 06060008 CA.
