Weston Pointe - Huntington National Bank The applicant seeks the following development standards variance approval: Docket No. 06060009 V Chapter 23C.I0.03 Greenbelt & Parking Lot Perimeter Planting The site is located at 11055 N Michigan Rd and is zoned B-2/Business within the US 421 Overlay. Filed by Darci Pellom of Civil Designs, LLP for Huntington National Bank. General Info: This variance request is for the reduction ofthe 6 foot perimeter parking lot requirement within the US 421 Overlay. I Analysis: During the initial design of the Huntington Bank they did not realize they needed the buffer because they thought it was already approved with the overall development/landscape plan for the Weston Pointe retail center. They have since agreed to put in the required plant material, only dispersed throughout the site. Findings of Fact: 1.) The approval of this variance will not be injurious to the public health, safety, morals, and general welfare of the community because: while the width of the perimeter parking lot landscaping area is reduced, the required number of plantings will be planted on the site. 2.) The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: while the width of the perimeter parking lot landscaping area is reduced, the required number of plantings will be planted on the site. 3.) The strict application of the terms of the Zoning Ordinance to the property will result in practical difficulties in the use of the property because: the petitioner will have to re-design the site, which may not adequately serve the customers with the best traffic flow on site, and may not complement the design of the other outlots. Recommendation: The Dept. of Community Services recommends positive consideration of Docket Nos. 06060009 V.
