There is a healthy and mature stand of woodlands on two sides of this wetland. This area provides the community a natural buffer from Shelbome Road. Common Area C - Existing Legal Drain The existing legal drain that runs through the property to includes some mature and young woodland areas on its edges. An open space corridor (approx. 150' wide) will be conserved in this area which often extends beyond the flood plain. Proper care will be taken in this area during construction. Existing Tree Preservation around perimeter of property Fortunately, the perimeter of this property has a consistent stand of mature and young trees along with scrub understory. These plants provide a natural buffer to the surrounding properties except for utility and drainage corridors. Other Project Open Spaces Common Areas Fl and F2 - Lake #1 and Lake #2 Areas As illustrated on the Conservation Plan, there are 2 lakes adjacent to the existing legal drain. These two areas will provide an additional amenity for the residents in the middle and back section of the development. Tree preservation will be designated during the earthwork and construction process of these two areas. Common Areas B, D, E (as labeled on Open Space Conservation Plan) There are four smaller common areas located throughout the property that will provide additional amenity and tree preservation opportunities. Common area B is located across from the existing wetland area at the project entrance. This area will allow the entry road to be flanked by mature and young existing trees on both sides and provide a natural feel for residents. Common area D includes a short trail connection that will provide children within the community the opportunity to walk to the nearby school. Common Area E borders the north end of the legal drain on the east side. Description of composition and conditions/ Woodland Evaluation Report We have provided written and photographic descriptions of the major designed open space areas within the development. These major areas include: (1) Existing Wetland Area, (2) Lake #1, and (3) Lake #2. This information can be found in the Woodland Evaluation Report that will be filed along with this document. Reforestation Plans Due to the considerable stand of existing trees on the property, there are not plans to implement any form of reforestation practices. MAINTENANCE AND OPERATION PLAN: Staffing Needs There will be an HOA established in this neighborhood development that will contract with a qualified landscape contractor to maintain the quality of the existing and proposed open space areas. Insurance Requirements There will be an insurance liability policy maintained on an annual basis that will provide general safety and injury coverage for the open space areas. This is currently demonstrated in the existing portion of the Saddlebrook at Shelburne community (Phases I and II). Funding and Operation of Yearly Maintenance Costs As mentioned above, a neighborhood HOA will be established and monthly/annual dues assessed to the residents of the community. These monies will be allocated to the yearly maintenance costs along with any planned capital improvements.
